heroSOLD is a business platform built by the James Sanson Team on top of Real Broker, LLC. We help military families navigate home decisions tied to PCS orders, deployment, hardship, and divorce. How heroSOLD works (and what we are not)

The easiest way to understand heroSOLD is the operating-system-and-app analogy:

This distinction matters for two reasons. First, accuracy: heroSOLD is not a brokerage. Anything brokerage-related (your representation agreement, transaction file, commission processing) flows through Real Broker, LLC under James Sanson's license (AZ Real Estate License #SA535310000). Second, clarity: when you work with heroSOLD, you get both layers. Real's licensed infrastructure plus the heroSOLD platform's military specialization.

heroSOLD is built and run by the James Sanson Team. James Sanson is the team lead and the principal point of accountability for client work. The team operates statewide in Arizona under Arizona Department of Real Estate (ADRE) rules, with concentrated coverage at our five launch bases.

The James Sanson Team has been working Arizona real estate for more than two decades. James started in 2002, before iPhones, before Zillow's lead model, before the 2008 crash and the 2012 recovery and everything that came after. In that time, our team has helped thousands of Arizona households with their real estate needs and earned hundreds of 5-star reviews along the way. That track record matters because most teams pitching real estate services are themselves relatively new. We are still in production: our team's seller-side AZ brand, MaricopaHomesForSale, lists and closes homes every week. The systems we run on the heroSOLD platform come from that ongoing production work, not from a slide deck. When you ask us a question about pricing, marketing, VA loan handling, deployment-affected sales, or a difficult hardship situation, the answer comes from someone who has done it across two decades.

None of this is a promise about your specific outcome. Real estate outcomes depend on your situation, the market, your timing, and many factors no one can guarantee. It is, however, the credential of the team you would be working with.

What we do

heroSOLD focuses exclusively on the seller side of military home transactions. That means:

We do not represent buyers, do not list rental properties, and do not run a property management arm. If those services are what you need, we can refer you to vetted partners.

Why military-specific

Most real estate sites lump military clients in with everyone else. The reality is that military home sales come with timing constraints (report dates, deployment windows), legal protections (SCRA, MSRRA), loan mechanics (VA assumption, entitlement, COE), and practical realities (split households, JAG legal-assistance access) that the average agent never works with.

Our team is built around those realities. We are members of the National Association of REALTORS and the Arizona Association of REALTORS, and we maintain ongoing education on military client needs through MRP-style coursework. We are not endorsed by, affiliated with, or approved by any branch of the United States Armed Forces, the Department of Defense, the Department of Veterans Affairs, or any government entity.

Geographic expansion is agent-led: as expansion agents in other states join the heroSOLD platform, we light up their state. The moment an agent joins from a new state, that state's section of the site goes live, lead routing turns on, and the heroSOLD brand deploys for that market. If you are stationed outside Arizona and need a military-experienced agent today, submit a request and we will refer you to a vetted partner in your market.

How we get paid

If you list with us, our team is paid the standard listing-side commission at closing from sale proceeds, agreed in writing in our listing agreement before any work begins. There are no hidden fees, no flat marketing fees, and no upfront charges. Real Broker, LLC processes the commission per its standard agent agreement; what reaches the James Sanson Team and supports the heroSOLD platform flows from there.

If we refer you to another Real Broker agent who handles your transaction (for example, in an area where we do not yet have a heroSOLD agent), that is a standard internal Real Broker referral. The receiving agent closes the deal; a portion of their commission returns to the James Sanson Team as the referring source within Real. This is a routine arrangement within Real Broker and does not increase what you pay or change the service you receive.
