heroSOLD referral partners.
If you are a Real Broker agent who wants to receive military lead referrals without joining the heroSOLD team, this is the partnership. We send you a military client. You close the deal. 35% returns to heroSOLD as a standard internal Real referral. Your own business stays 100% yours.
No team change. No brand change. You stay where you are at Real, and we send you military leads when we have them for your market.
Built on Real Broker, LLC. James Sanson, Team Lead. Working AZ real estate since 2002.
Become a heroSOLD referral partner
Four quick questions. We respond within one business day with a structured 15 to 30-minute conversation. We figure out whether the referral partnership makes sense for your market.
What this partnership actually is
The simplest way to describe it: heroSOLD sends you military leads, you close them, the team gets 35% of your commission on those closed referrals as a standard internal Real Broker referral. Your own business is separate and untouched.
The math, plainly
- On leads heroSOLD sends you: 35% of your commission at closing returns to heroSOLD as the referring source within Real Broker. The rest is yours, subject to your normal Real cap and splits.
- On leads you generate yourself: 100% yours. heroSOLD has no claim on your own business. You owe Real Broker whatever your normal Real agreement specifies, and that is the only math that applies.
- On leads that do not close: No referral fee. We send leads in good faith and we know not every lead closes. The 35% only applies to closed transactions.
How it differs from joining the heroSOLD team
If you join the heroSOLD team directly, your real estate business is operating on the heroSOLD platform, you use the heroSOLD brand for your own marketing, and the team relationship is closer. That is a different conversation; see our main /join/ page if that interests you.
The referral partnership keeps things simpler: you stay where you are at Real Broker (your current team, your own team, or independent), you keep your own branding, and you just become one of the people in the Real network we can send qualified military leads to. No team change. No brand change. No commitment beyond closing the leads we send you.
Who this fits
The referral partnership tends to fit Real agents who match one or more of these patterns:
Agents near military bases who want overflow business
You are at Real Broker in a market with a military installation (Norfolk, Fort Bragg, Camp Pendleton, Fort Cavazos, JBLM, San Diego, San Antonio, Colorado Springs, Honolulu, anywhere with active military presence). You handle military clients when they come to you organically, but you do not specifically market to the niche. heroSOLD's lead generation surfaces clients you would not otherwise reach. The referrals supplement your existing pipeline.
Agents who want military exposure without building the niche from scratch
Military clients are a specific kind of client. They have unique timelines (PCS), unique loan products (VA), unique stresses (deployment, orders changes, dual-state taxation, BAH transitions), and unique decision dynamics (one spouse on deployment, the other handling the move). If you want experience working with this audience without first building an entire military-specialty marketing operation, receiving heroSOLD referrals is a way to get the experience while we handle the lead generation.
Team leaders who want to add a military-leads channel
If you lead your own Real Broker team, you may want a steady source of military leads to feed your agents without having to build the heroSOLD-style content infrastructure yourself. The referral partnership lets you supplement your team's pipeline with vetted military leads from a specialist source. Your team operates as it always has; heroSOLD just becomes one more channel feeding it.
Who this probably does NOT fit
If you are already running a military-specialty operation with your own well-developed pipeline, the partnership likely does not add much. If you are at a brokerage other than Real Broker, this specific arrangement does not apply because the mechanics work through Real's internal referral process. If you would rather join the heroSOLD team directly and operate on our platform, that is a different page (main /join/ page).
Become a heroSOLD referral partner
Four quick questions. We respond within one business day. The conversation is structured to figure out whether the partnership makes sense for your market. No obligation either way.
How leads get routed and tracked
The mechanics are straightforward. When heroSOLD receives a qualified military lead for your market, here is what happens.
Lead intake and qualification
Leads come into heroSOLD through the seller-facing site, the call center, content marketing, and direct outreach. Each lead is qualified for intent, timeline, and market fit. Leads that fit your specific market (state, base proximity, transaction type) get matched to you.
Lead handoff
We contact you with the lead details: client name and contact, situation (PCS, deployment, hardship, etc.), timeline, transaction type (buy or sell), and any relevant context we have gathered. You confirm receipt and indicate whether you are taking the lead. If you are not available or the lead does not fit your capacity, we route it elsewhere. The choice is yours, lead by lead.
Client introduction
We introduce you to the client by name, explain that you are the Real Broker agent who will be helping them in your market, and step back. From that point, you are the agent. The relationship is yours. Communication, showings, listings, negotiations, closing coordination, all you. heroSOLD does not stay in the middle of the transaction; we hand it to you cleanly.
Closing and referral fee
When the deal closes, the 35% referral fee is documented and paid through Real Broker's standard internal referral process. There is no separate invoice or payment to track. The mechanics happen within the Real platform.
If something goes wrong
If the lead is unresponsive, picks a different agent, drops out of the market, or otherwise does not close, there is no fee owed. If you have questions during the transaction, we are available for context (we may know the client's situation in ways that help) but we do not interfere with your handling of the deal. You run the transaction; we are an information resource if needed.
About heroSOLD
Quick context on the team you would be partnering with.
heroSOLD is a business platform built by the James Sanson Team that runs on top of Real Broker. The James Sanson Team has been working Arizona real estate since 2002, helped thousands of Arizona households with their real estate, and earned hundreds of 5-star reviews along the way. The team's seller-side AZ brand, MaricopaHomesForSale, runs alongside heroSOLD and lists and closes homes every week.
heroSOLD is the team's military-specialty platform: PCS-focused content marketing, lead generation infrastructure, brand assets, and systems built specifically for the military niche. We currently operate in Arizona for our own listings and buyers, but the heroSOLD content marketing and lead generation reach military families nationally. That is where the referral partnership comes in: when a military family in Texas, Virginia, North Carolina, or any other state finds us through our content, we need a trusted Real Broker agent in that market to handle them.
The 2002 track record is the credential of the team you would be partnering with. It is not a promise about lead volume or how much you will earn through the referral partnership. Lead volume varies by market, by season, by how active heroSOLD's marketing is at any given time. We do not promise specific lead counts; we promise the structure and the integrity of the referral arrangement.
Compliance and the boring but important details
A few things worth being explicit about so there are no surprises.
This is a standard internal Real Broker referral
Real-to-Real internal referrals between agents on different teams are a normal, documented part of how Real Broker operates. The 35% fee is a standard arrangement within the Real platform. There is no exotic legal structure here; it is a familiar mechanism that Real agents use regularly.
All Real Broker rules apply
You operate under your Real Broker agent agreement on referred deals just as you do on your own deals. Real's standard practices on disclosure, transaction management, agency representation, and compliance govern the deal. heroSOLD does not modify or override any of that; we are just the source of the lead.
Real Broker Agent Attraction Code of Conduct
The referral partnership is offered to qualified Real Broker agents on the same terms. We do not negotiate special percentages for specific agents in exchange for sponsorship arrangements or any other consideration outside the referral itself. Everyone in the heroSOLD referral partner network operates on the same 35% structure on heroSOLD-sourced leads.
We are not your attorney, your tax advisor, or your broker
The specifics of how the referral fee gets recorded, paid, and taxed at your individual level depend on your Real Broker agreement, your team agreement (if you are on one), and your own tax and business structure. We are not authorized to advise on those specifics. Your team lead, your Real Broker support, your CPA, and (if needed) your attorney handle those parts.
Frequently asked questions
How does the referral arrangement actually work?
Standard internal Real Broker referral. When heroSOLD has a qualified military lead that fits your market, we send it to you. You handle the transaction as the listing or buyer's agent under your own representation. At closing, 35% of your commission returns to heroSOLD as the referring source within Real Broker. The remainder is yours, subject to whatever your normal Real Broker cap, splits, and your own team's structure look like. The referral is documented through Real's standard internal referral process.
What about my own business? Does heroSOLD take a cut of leads I generate myself?
No. Your own leads are 100% yours. heroSOLD only earns a referral on the leads we specifically send you. If a buyer or seller comes to you through your own marketing, your own sphere, your own past clients, your own farm, or any other source, that business is yours and the referral arrangement does not touch it. You pay Real Broker whatever is owed under your normal Real agreement on those deals, and that is the end of the math.
Why would I want heroSOLD leads if I could just market to military families myself?
You can absolutely market to military families yourself; many agents do. The reason a referral partnership might fit you is volume and specialization. heroSOLD is a business platform focused entirely on the military niche, with PCS-focused content, lead generation infrastructure, and a brand built specifically for this audience. Some Real agents prefer to receive vetted military leads from a specialist source rather than build the entire niche from scratch. If you already have your own pipeline and prefer to handle military marketing yourself, this partnership is not necessary; we just want to be one option for agents who want it.
What kinds of leads do you actually send?
Active military families (or veterans, military spouses, or other military-connected clients) who are buying or selling a home in your market. Most are PCS-driven (buying at a new station, selling at the previous one) but some come from other situations: deployment-related, hardship, divorce, retirement transition, VA loan questions. Lead quality varies; some are ready-to-transact, others are 60 to 120 days out. We send what we have when we have it; we do not promise volume.
Do I have to be on the heroSOLD team?
No. This page is specifically for Real Broker agents who are not on the heroSOLD team. You stay at your current team (or as an independent Real agent), you keep your existing relationships and brand, and you receive heroSOLD-sourced military leads as an internal Real Broker referral partner. If you want to join the heroSOLD team directly instead, see our main /join/ page; that is a different conversation.
What happens if I do not close the lead?
If the lead does not close (the client decides not to buy or sell, picks another agent, drops out of the market, etc.), there is no referral fee owed. The 35% applies only on closed transactions. No-close, no-fee. We send leads in good faith and we know not every lead closes; that is the nature of the work.
How do I sign up?
Fill out the form on this page. We respond within one business day with a structured conversation: 15 to 30 minutes to walk through your market, your situation, what kinds of leads would fit, and how the internal Real referral mechanics work for your specific setup. If both sides agree to move forward, we document the referral arrangement through Real's standard process and you start receiving leads when they come up for your market.
