Luke AFB (Glendale, Phoenix West Valley)
Arizona's largest military installation. Active-duty fighter community plus F-35 training mission, with significant dependent and retiree populations across the West Valley. The PCS volume here is meaningful. If you are in Phoenix, Glendale, Surprise, Peoria, Buckeye, or the broader West Valley, this is your base.
Davis-Monthan AFB (Tucson)
The second-largest base in our footprint, in a market that runs differently from Phoenix. Tucson real estate has its own seasonality, its own pricing patterns, its own buyer mix. A Tucson agent with the heroSOLD program plus deep local knowledge is well-positioned. If you are in Tucson, Vail, or Marana, this is your base.
Fort Huachuca (Sierra Vista)
Smaller market, tight community, intelligence-and-military-electronics mission. Sierra Vista real estate moves differently from Phoenix and Tucson. Lower transaction volumes per agent but less competitive. An agent who owns the Sierra Vista military niche has a clear field.
MCAS Yuma + Yuma Proving Ground (Yuma)
Two bases in the Yuma footprint: Marine Corps Air Station Yuma (largest pilot training base in the Marines) and Yuma Proving Ground (Army test center). Together they shape one Yuma real estate market. The two bases would eventually share one heroSOLD mission hub at the 8-agent threshold combined. If you are in Yuma, you serve both bases as one market.

Can a military spouse transfer a real estate license to Arizona?
Yes, if you meet Arizona's conditions. Under A.R.S. 32-4302, ADRE issues a license without an exam to the spouse of an active-duty service member who is accompanying the member on a permanent change of station to an Arizona installation, as long as you have held the same license in good standing in another state for at least one year.
The statute's other conditions include no revoked or surrendered license, no unresolved discipline, and no pending complaint about your conduct in another state, and your prior state has to verify that you met its education requirements. ADRE also lists a fee waiver for military spouses (it asks for a copy of your DEERS record) and handles the exam waiver through its Licensing Division. ADRE decides every application, so confirm the current steps with ADRE before you plan around a start date.
How heroSOLD fits while you are in the licensing transition
If your AZ license is pending, we can stay in conversation during the transition, help you understand what the heroSOLD program would look like once you are licensed, and time the conversation so you can plug in as soon as your license is active. We do not push you into commitments while you are mid-transition.

You can if you qualify under A.R.S. 32-4302: ADRE licenses an active-duty member's spouse without an exam when the spouse moves with the member on a PCS to an Arizona installation, has held the same license in good standing in another state for at least one year, and meets the statute's other conditions. We are not the licensing authority; the actual application, requirements, and timeline are between you and ADRE. Do you have an office in Arizona?
Not yet. The James Sanson Team works remotely, and Real Broker is a cloud-based brokerage. Our plan is for our team to lease small mission hubs at each major Arizona base once we have 8 or more agents at that base (MCAS Yuma and Yuma Proving Ground would share one hub). These hubs would be team-leased independent of Real Broker corporate facilities. For now, you work from wherever fits your life. Most of the James Sanson Team is based in the Phoenix metro, and we meet regularly via video and occasionally in person when geography allows.
What are the income expectations?
We do not promise income outcomes. Real estate income depends on market conditions, your effort, your experience, and many factors we cannot guarantee. What we can tell you: Arizona has been our home market since 2002.
