Moving to MCAS Yuma or Yuma Proving Ground: how to decide where you will live before you report

One housing market, two installations: the four decisions in order, the snowbird-season rental squeeze, gates and schools, the disclosure zone, and a dated plan.
MCAS Yuma and Yuma Proving Ground are two installations with one housing market. Whichever you are reporting to, the decision has the same four parts, in this order: how long you expect to be in Yuma, whether you own a home where you are now, whether you want housing on the installation or in town, and how you would finance a purchase if you buy. The differences between the two installations are real, and each has its own section below.
Should I take on-installation housing, rent, or buy when I PCS to Yuma?
Yuma has one thing no other Arizona installation has to plan around: the snowbird season. The station's own housing guide warns that rentals in the local area become scarce from October through April, and that housing and utility costs can exceed BAH. A family reporting in November with a rent-first plan is competing with winter visitors for the same houses. That single fact decides more Yuma housing plans than anything else on this page.

Do this now: if your report date falls between October and April, start the housing conversation the day orders arrive. The window for finding a rental is shorter than at any other Arizona installation.
Before you compare rent or a payment against your allowance, get the current number from the source. BAH is set each calendar year and varies by pay grade and dependency status. What is different about reporting to MCAS Yuma?
Family housing on the air station has been privatized since 2004. It is managed by Liberty Military Housing, which most older references still call Lincoln Military Housing, in homes from two-bedroom attached duplexes to four-bedroom single-family houses, plus off-station units on 16th Street. The Military Housing Office takes the application and keeps the wait list; assignment is not mandatory, and the same office runs the off-station referral list. The air station has two gates, the Main Gate on Avenue 3E south of 32nd Street and the O'Neill Gate, both reported as open around the clock; confirm on the station's current notice. F-35B and AV-8B squadrons and MAWTS-1 fly out of the station, so the flight line is a daily presence for anyone living on the east side of town.
What is different about reporting to Yuma Proving Ground?
Yuma Proving Ground is the Army's desert test installation north of the city on US-95, with two gates that operate around the clock, some restricted to DoD ID holders. Most YPG families live in Yuma or the Foothills and commute north; Wellton and Martinez Lake draw the ones who want quiet over convenience. Laguna Army Airfield on YPG is a military airport under Arizona law, which matters for the disclosure section below. If you are reporting to YPG, the housing decision is the same one MCAS families make, with a longer daily drive attached to it.

Which school districts serve homes near MCAS Yuma and YPG?
There are no schools on the air station. Students living on MCAS Yuma are bused to Palmcroft Elementary and Woodard Junior High in Yuma Elementary District One, then Kofa High School in the Yuma Union High School District. The 16th Street off-station housing is zoned to Ronald Reagan Elementary and Centennial Middle School in the Crane Elementary District, then Cibola High School. Fortuna Foothills is Crane Elementary and Yuma Union. Somerton, San Luis, and Wellton have their own elementary districts. Off-installation students attend the school for the address where they live, so verify the specific address with the district before you sign.
Do this now: if a school matters to your search, get address-level confirmation in writing from the district's enrollment office. Do not rely on a listing remark.
What does the military airport disclosure mean for the home I pick in Yuma?
Both MCAS Yuma and Laguna Army Airfield on Yuma Proving Ground are military airports under Arizona law. For each, the statute defines the "territory in the vicinity" as five miles to the north, south, and west and ten miles to the east of the center of the main runway. For the air station that territory takes in a large share of the city and the east side toward the Foothills. A document recorded by the Arizona Department of Real Estate states that property inside the territory may be subject to increased noise and accident potential, and it appears on the title report. Yuma County also maintains the station's land use boundaries and noise contours.

How does a VA loan purchase fit a PCS timeline here?
The sequence is the same at every Arizona installation: Certificate of Eligibility, lender pre-approval, contract, VA appraisal, closing by mail or power of attorney if you are still at your losing station.
