How do you sell a Fort Huachuca home fast on PCS orders?
By James Sanson, REALTOR® · Updated October 2026
To sell a Fort Huachuca or Sierra Vista home on PCS orders, plan for the listing to need about ten weeks to find a buyer, then escrow, then your report date, and list early enough to cover all three. Across Cochise County, the median listing spent 67 to 74 days on the market in 9 of the 12 months from October 2025 to September 2026, and 80 to 94 days from December through February (Realtor.com, via FRED). If you leave before closing, a power of attorney from the post's legal assistance office lets the sale finish without you.
How long do homes near Fort Huachuca take to sell?
Longer than in Tucson, and longest in winter. Realtor.com publishes a monthly median for the Sierra Vista-Douglas metro area, which covers all of Cochise County, counted from the list date to the pending, closing, or off-market date:
| Month | Sierra Vista-Douglas metro (Cochise County) | Tucson metro |
|---|---|---|
| October 2025 | 69 days | 58 days |
| November 2025 | 70 days | 57 days |
| December 2025 | 80 days | 66 days |
| January 2026 | 92 days | 67 days |
| February 2026 | 94 days | 55 days |
| March 2026 | 71 days | 57 days |
| April 2026 | 67 days | 58 days |
| May 2026 | 68 days | 58 days |
| June 2026 | 67 days | 62 days |
| July 2026 | 67 days | 64 days |
| August 2026 | 71 days | 63 days |
| September 2026 | 74 days | 58 days |
Over the same twelve months, the Tucson median ran 55 to 67 days. These are medians, so in any month half of listings took longer. A Sierra Vista plan built on a Tucson pace starts about two weeks late.
When should you list a Sierra Vista home before your report date?
Count back in three steps: escrow, time on the market, then preparation. Say you report August 1 and your contract allows 30 days for escrow. You need an accepted offer by about July 2. At 71 days on the market, the listing goes live by about April 22, and repairs, cleaning, and photos start two weeks before that. If any of those weeks fall between December and February, add three to four weeks, the amount the winter medians ran over the rest of the year.
The PCS home sale timeline does this arithmetic for your own dates; choose Fort Huachuca as the base. Before the listing goes live, check whether your address is in the Libby Army Airfield disclosure area, explained on the Fort Huachuca selling hub, so the disclosure is ready when an offer arrives.
How do you finish a Fort Huachuca sale after you report elsewhere?
With a power of attorney, someone you trust signs for you. Fort Huachuca's legal assistance office handles powers of attorney and notarizations on a walk-in basis, 9 a.m. to 4 p.m. on weekdays, at the OSJA Annex, 2476 Tindal Street, Building 52120 (Staff Judge Advocate page (opens in a new tab), updated August 10, 2026). Eligibility follows Army legal assistance rules, so civilian employees and contractors should ask first or use a notary off post. Before you out-process:
- Ask for a power of attorney that covers selling this property, with its address; the office can tell you which kind fits.
- Send a copy to the title company that will close the sale and ask whether it will accept it.
- Decide who holds the keys, keeps the utilities on, and checks the house between showings once it is empty.
Some title companies can also send closing documents for you to sign where you are. Selling your home from another duty station covers the rest.
What changes when a VA buyer makes the offer?
The appraisal clock runs a day longer than in metro Phoenix or Tucson. VA gives its appraisers 7 business days in Cochise County, against 6 in Maricopa and Pima counties, starting after the appraiser is assigned. Put that inside the contract dates, along with time for any repairs VA's minimum property requirements call for. Selling to a VA buyer covers the escape clause, the appraisal, and the 4 percent limit on seller concessions.
If your own VA loan carries a low rate, you can offer it for assumption, but the buyer has to qualify with your servicer, and your entitlement can stay tied to the loan. Selling with an assumable VA loan explains both.
What if the calendar does not leave enough time to sell?
You have three choices, and each has a cost you can put a number on:
- List at a price recent Cochise County sales support. It reaches the full pool of buyers, and it needs the longest calendar.
- Take a cash offer. It can close on a short calendar. Compare its net with a listing's net after the months of payments you would carry while the house is on the market.
- Rent it out. If you could come back to the post later in your career, run the numbers in rent or sell after a PCS.
If your orders leave too little time for any of these, when the home will not sell before your report date walks through what is left.
