You have orders and a report date. The housing decision has four parts, and the order matters: how long you expect to be here, whether you own a home where you are now, whether you want housing on the installation or the local market, and how you would finance a purchase if you buy. Should I take on-base housing, rent, or buy when I PCS to Davis-Monthan?
Family housing at Davis-Monthan is privatized. Soaring Heights Communities owns and manages it in three on-base neighborhoods, Kachina Village, Palo Verde Village, and Sonoran Vista, with two to four-bedroom single-family homes and duplexes. The base housing office handles the referral into Soaring Heights and keeps the off-base rental list; it is the first call whichever way you lean, and the base itself says wait times run longest in peak PCS season, so apply the day orders are in hand.

No column is the right answer for everyone. Tucson is spread out enough that the side of town you pick matters more than at most installations, which is why the commute table comes next.

Which Davis-Monthan gate serves each part of Tucson, and how far is the drive?
Davis-Monthan has several gates on its north and east sides: Craycroft (the Visitor Control Center), Swan, North and South Wilmot, and Irvington. Which ones are open around the clock and which are duty-hours only has changed more than once, and the sources disagree with each other, so treat the base's posted gate status as the only authority and confirm it before you pick a neighborhood on the strength of one gate.

Which school districts serve homes near Davis-Monthan?
Tucson Unified School District covers the base and most of central and east Tucson. The southeast side is where the boundaries get tricky: Rita Ranch is generally served by the Vail School District, but some Rita Ranch addresses fall in Tucson Unified depending on the exact boundary line, and Vail, Corona de Tucson, and the newer subdivisions east of Houghton are Vail School District. Sahuarita, Marana, and Oro Valley each have their own districts. Listings get these assignments wrong often enough that you should verify the address with the district before you sign.

What do the Davis-Monthan noise districts and the military airport disclosure mean for the home I pick?
Davis-Monthan operates the busiest single runway in Air Combat Command, flying the A-10C, EC-130H, HC-130J, and HH-60G, plus the Arizona Air National Guard's F-16s and visiting units. Arizona law defines a "territory in the vicinity of a military airport" for the base, and for Davis-Monthan it is an irregular shape: roughly five miles to the northwest off the northwest runway end, one and a half miles southwest, six and a half miles northeast, and ten miles to the southeast off the southeast runway end. A document recorded by the Arizona Department of Real Estate states that property inside that territory may be subject to increased noise and accident potential, and it shows up on the title report.
Pima County goes further with mapped Approach-Departure Corridors and Noise Control Districts from the 2004 Joint Land Use Study; they restrict what can be built and where inside those zones. Tucson has its own Airport Environs Zone. Together they mean two homes a mile apart on the southeast side can sit in very different disclosure and resale situations.
